Planning Particulars


Summer houses are usually considered a permitted development and planning permission should not be needed as long as:

  • The structure is no closer to a road or a highway than the original house
  • The summer house is not to be used as a self contained accommodation
  • The height does not exceed 2.5m when within the 2m of a boundary wall/fence
  • The total area does not cover more than 50% of the garden (including front and side)
  • The height does not exceed 4m (pitched roof) when positioned more than 2m from a boundary/fence

However, as these rules can vary, it always pays to check with your local authority prior to any construction, especially if the summer house is to be within the curtilage of a listed building or a conservation area.
